Yoder Homes is a full service residential and commercial design/build contracting firm that specializes in home repair, additions and custom remodels.

Our Process

Initial Meeting
The process begins with a consultation with Denny Yoder where we discuss your goals, vision, budget and general scope of work. If the scope of work is well defined, we take measurements and digital pictures to assist us with preparation of a formal proposal.

Bid Phase
Based on the information provided at the initial meeting, we are typically able to put together a formal proposal. If certain areas of the project are yet to be determined or not completely defined, dollar allowances are used in the proposal to give the customer a complete picture of their expected total costs. For example, if plumbing fixtures have not be selected, an allowance of $500 would be included in the proposal. If the actual cost of the fixture is $350, the excess $150 would be returned at final reconciliation of the project.

Contract Documents
When the proposal is accepted, a Construction Contract is prepared defining the terms of the agreement along with a schedule of the
progress payments.

Design Development
During this stage, we assess existing mechanical or structural changes, and if necessary, check city planning requirements and/or restrictions. We then develop scaled floor plans and preliminary schematic drawings, meet with you and revise the project design based on your input. This process continues until you sign-off on the final design.

Construction
Once all construction permits are procured, our project manager Shawn Johnson and qualified craftsmen will complete your project in a professional manner. We only use licensed, insured, craftsmen that have proven experience. We will meet with you often and keep you updated on the progress of your project. If you do not reside in Sarasota while the work is being completed, we will provide digital photos to assist you with tracking our progress.
